Comparing IHFA Combo Loans, Conventional, FHA and USDA Financing Across Idaho — Sawtooth Signals

Updated October 2026

A Boise buyer with limited savings and a rural Idaho buyer seeking zero down may need different financing even when their purchase prices match. Start by separating the underlying mortgage from assistance: IHFA financing can pair an eligible first mortgage with help covering upfront costs. It is not simply a fifth mortgage category.

Compare the mortgage before adding assistance

Financing pathPrimary advantageCost to examine
ConventionalLow-down-payment options and potentially cancellable mortgage insuranceCredit-sensitive pricing and mortgage insurance
FHAMore flexible credit qualification in many casesUpfront and annual mortgage insurance
USDA guaranteedNo required down payment for eligible buyers and propertiesGuarantee fees, household income limits and location eligibility

The 2026 baseline conforming limit is $832,750 for a one-unit property in most Idaho counties. High-cost county limits can differ; check the specific county through FHFA Loan Limits. FHA uses a separate county schedule, including elevated limits in the Boise City-Nampa, Coeur d’Alene and Hailey areas. Use HUD FHA Mortgage Limits rather than applying the conventional limit to FHA.

Understand what IHFA assistance actually costs

Explore First Loan and Idaho Heroes through the Idaho Housing and Finance Association. Depending on current eligibility and program availability, assistance options can include up to 3.5% forgivable over seven years or second-mortgage assistance up to 7% or 10%, amortizing over 15 years. These are alternative structures, not amounts every buyer can combine.

Ask for the second lien's payment, interest rate, forgiveness schedule and sale or refinance consequences. Compare total payments, not just the first mortgage. If an MCC is available for your transaction, its federal mortgage-interest tax credit can reach $2,000 annually, subject to certificate rules and tax liability; it is not cash delivered at closing.

Price the complete ownership budget

Run the monthly payment calculator with taxes, insurance, mortgage insurance and any assistance payment. Then compare cash requirements with the closing cost estimator.

Idaho has no state real estate transfer tax or mortgage recording tax, but recording fees, title charges and prepaid expenses remain. For an eligible primary residence, promptly apply with the county assessor for the homeowner’s exemption. A smaller closing check is useful only when the ongoing payment also fits.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
