Jumbo and High-Balance Mortgages in Eagle, East Boise, Coeur d’Alene, McCall and Sun Valley — Sawtooth Signals
Updated October 2026
A $950,000 home in Eagle does not automatically require a jumbo mortgage, and an expensive Sun Valley address does not automatically qualify for high-balance financing. The deciding figures are the loan amount, the property's county and the applicable unit-count limit—not the neighborhood's reputation or purchase price alone.
Draw the county line before comparing rates
For 2026, the baseline one-unit conforming limit is $832,750 in most Idaho counties. The national high-cost ceiling reaches $1,249,125, but a ceiling is not a universal county allowance. For Blaine County properties around Sun Valley, Ketchum and Hailey, or Teton County properties around Driggs and Victor, confirm the actual county entry through FHFA Loan Limits.
Do not substitute neighboring Teton County, Wyoming, for Teton County, Idaho. Likewise, check Ada County for Eagle and East Boise, Kootenai County for Coeur d’Alene, and the actual parcel county around McCall.
- Baseline conforming: A loan within the standard applicable limit.
- High-balance conforming: A loan above the baseline but within an applicable higher county limit.
- Jumbo: A loan exceeding the property's applicable conforming limit.
For example, a $950,000 purchase with 20% down produces a $760,000 loan before any financed amounts. That fits beneath the baseline even though the home costs substantially more.
Compare cash reserves as carefully as rates
Jumbo lenders can differ substantially on reserves, credit history, debt ratios and treatment of self-employment income. Some require additional appraisal review or larger down payments for second homes, unusual acreage or condominium projects.
High-balance financing is not guaranteed to have a lower rate than every jumbo alternative. Request comparable scenarios with the same occupancy, down payment, lock period and points. Use today's rates as a starting point, then obtain property-specific pricing.
The Consumer Financial Protection Bureau explains how Loan Estimates expose differences in upfront charges and projected payments. A lower advertised rate can conceal a materially larger cash requirement.
Account for mountain-property expenses
Sun Valley and McCall buyers should price wildfire insurance, snow removal and association obligations before choosing a maximum loan amount. Resort condominiums may also face project eligibility issues unrelated to borrower strength.
Compare fixed and adjustable structures with the ARM versus fixed calculator, including a payment-reset scenario. Preserve enough liquidity for insurance deductibles and repairs rather than using every available dollar simply to cross below a loan-limit threshold.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.
