Updated October 2026

A move from Meridian to Eagle or Star can buy more space while adding expenses that never appear in the advertised mortgage payment. Master-planned amenities, larger landscaped lots and neighborhood irrigation systems deserve their own budget lines before you decide how much equity to roll into the next house.

Price the neighborhood, not just the house

Request the HOA budget, current dues, pending assessments and transfer charges before your inspection period ends. A community pool or private road can bring obligations beyond routine landscaping. Lenders generally include required association dues when evaluating monthly housing expenses, even when those dues are paid outside escrow.

Pressurized irrigation is separate from domestic drinking water. Establish who supplies it, whether assessments are billed through an irrigation district or association, and what transfers with the parcel.

Landscape maintenanceWhat costs continue outside the watering season?

Ask the title company to identify recorded irrigation obligations rather than treating a green lawn as proof of transferable water rights.

Choose the financing tier deliberately

Ada County's 2026 baseline conforming limit is $832,750. A purchase above that price does not automatically require a jumbo mortgage; the financed balance determines the category. Confirm county limits through FHFA Loan Limits.

Idaho's high-cost ceiling can reach $1,249,125 in designated markets such as Teton and Blaine counties, but those resort-market limits do not carry over to Eagle. Compare jumbo reserve requirements, appraisal expectations and pricing against a larger-down-payment conforming option.

Use the home equity calculator to frame your sale proceeds, then compare financing structures with the ARM versus fixed calculator. Deduct selling costs and any mortgage payoff before treating equity as available cash.

Coordinate the sale and new ownership

Idaho is a community property state. Address marital ownership, title vesting and any required spouse signatures early, particularly when one spouse is the only borrower.

An eligible new primary residence may receive the homeowner exemption: 50% of qualifying assessed value, capped at $125,000. Apply promptly with the county assessor and review the Idaho State Tax Commission guidance. Do not carry the prior home's exemption or escrow payment into your new budget unchanged.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
